Keeping development on schedule

THE DRAWBACKS OF STANDARD LICENSING

Taylor Wimpey South Midlands had planning permission for a residential development called Oxley Park in Milton Keynes. However, the site was located in the ‘red zone’ of our Impact Risk Map, meaning there was a high likelihood that great crested newts would be present on site. 

The ecological consultant for Taylor Wimpey South Midlands, ACD Environmental Ltd, knew this would normally mean that a standard European Protected Species Licence (EPSL) would have to be applied for and granted by Natural England – setting development back by at least six months.

PREVIOUS EXPERTISE AND EXPERIENCE

ACD Environmental had previously worked with us and knew that our District Licensing Scheme was quick, simple, certain and sustainable – and that we could help meet the development’s timetable and all legal requirements. Thanks to our scheme and quick thinking from ACD Environmental, Taylor Wimpey received their report within ten working days. 

Given the location of Oxley Park, some additional mitigation measures were needed. They were able to start this work the day after planning permission was granted and worked closely with all parties to ensure the trapping process was smooth and timely. As a result, the entire trapping process took just 25 days rather than the standard 60.

Completing on site mitigation quickly and efficiently allowed Taylor Wimpey South Midlands to successfully meet their timetabled start for development work. Our process avoided lengthy delays, disproportionate costs, and survey season restrictions – all common hurdles in the standard licensing approach.
